From the information we have available, the area is the same with or without the roof.

- Area without roof: (Length) 111.5 cm x (Width) 39.2 cm
- Area with the slanted side roof: (Length) 111.5 cm x (Width) 39.2 cm x (Height) 78.3 cm

After checking with our supplier, they have advised for the Chad Valley Farm House: The dimensions required are:

height of the door -92.5cm
standing height inside at the highest-125.5cm
and lowest points-80cm

I would say it's neutral as it has butterflies and red and greens not really one specific gender

I would yes but no my son is nearly 4 and depends on if the are a child thats wants to play house or with bikes and balls ect. Plenty of space as you have 2 garden spaces with it and a planter on the window which my son who is nearly 4 loves to plant as well.

Having checked with the supplier for you I can let you know there should be 2 versions of stickers

1 with just grass and 1 with butterflies and flowers

Your supposed to be able to but we waited months and they never came and they said there was a problem sourcing them from supplier, returned it last month. To be honest you would be better returning it if it has parts missing, it is absolute tat, very very thin plastic that won’t last long at all.
